About Archimedes.

I started Archimedes Funding because I spent years on the other side of the table and saw what was broken.

The backstory

My career started in insurance in 2011. I built an independent agency, sold it in 2017, and went full-time into real estate. Since then I've done around 300 off-market transactions as an investor and wholesaler — flipping houses, building rental portfolios, and raising capital to acquire property. Along the way I co-founded a property management company based in Chattanooga that now manages over 1,200 scattered-site units.

The wholesaling years are what put me in the lending business. I'd put a fragile off-market deal under contract, assign it to a buyer, and then watch their hard money lender turn what should have been a clean closing into a paperwork nightmare that killed the deal. The lenders weren't malicious. They were just big, slow, and run by people who were too far away from the action. I've made sure that Archimedes is different.

Big lenders have all the money and all the surprises. Archimedes has enough money and no surprises.

Sometimes my yes takes longer than a big shop's pre-approval. That's because their pre-approval is marketing and my term sheet is a commitment. I've never missed a closing date. I line up the capital before I sign, not the week before you have to close.

I don't put borrowers through the paperwork nightmare that the big shops do. When you call me, you talk to me — not a junior underwriter, not a "loan coordinator," not a chatbot without a last name. I make the call, I fund the loan, and I'm the one on the phone when something on the deal shifts at the last minute. Because something always does.

What working with me feels like

Easy to work with, by design. I keep my borrower list small on purpose, I lean hard on automation in the back office, and my time goes to the parts that matter — answering the phone, walking a deal, getting a wire out the door on time. The more digital the back office gets, the more analog the front of the house can feel. That's the whole idea.

But easy to work with doesn't mean soft. Hard money is serious money. An Archimedes loan is a real commitment with real terms. If a deal goes bad, I'm going to collect. I want my borrowers to make great money — that's the whole point — but the loan is a loan, not a partnership.

Who I work with

My ideal borrower is a flipper who buys off market at a discount, runs their own construction crew, handles two or three projects at a time, builds a real rehab budget during due diligence, stays personally involved in the work, and gets properties finished and back on the market quickly.

I lend in Nashville, Chattanooga, Knoxville, North Georgia, and Charlottesville. Fix-and-flip and rental acquisition on non-owner-occupied property. Business purpose only. If that sounds like you, call me. If it doesn't, I'll tell you straight and point you toward someone who's a better fit.
