I make business-purpose loans to experienced real estate operators in Nashville, Chattanooga, Knoxville, North Georgia, and Charlottesville. Secured by non-owner-occupied property. No consumer lending, ever.

What I lend on

Same structure. Different exit.

The structure is the same whether you're flipping or holding: acquisition financing plus a construction reserve, drawn down as the work gets done. You close, take possession, start work, and I release draws against inspections as the project moves. The only difference is the exit. Flippers pay me off at sale, rental operators refinance into long-term debt.

Loans are short-term and interest-only, with monthly payments. Origination is charged at closing. Each loan is secured by a first-position deed of trust on the subject property and a personal guarantee from the borrower. Standard hard money structure.

How a loan actually moves

Call, underwrite, draft, close.

You call or email me about a deal. To move fast, I need property info, your rehab scope and budget, as many current photos as you can send, and the closing date you're working toward. With that in hand, I call you back within 24 hours to talk through the deal.

What I need to underwrite
  1. Property info — address, purchase contract or target price.
  2. Rehab scope and budget — line items, not a lump sum.
  3. Current photos — as many as you can send. Don't clean it up for me.
  4. Closing date — the one you're actually working toward.

If we're moving forward, my attorney drafts the loan documents and coordinates with your title company. Closing happens on the date we agreed to, because I've never held up a closing date and I'm not about to start. The wire is at the title company when it needs to be there.

After closing, I'm your point of contact for everything (draws, questions, extensions, whatever comes up). No junior loan officers, no chasing someone down for an answer. You get me.

Archimedes is a small fund and I don't try to be all things to all people. If your deal isn't a fit, I'll tell you straight. If I know someone who is a fit, I'll tell you that too.
